Plenty of different areas to enjoy our views, 3 different decks including an outdoor dining area & gorgeous fire pit area with a swing for the most unforgettable views.

Cabin This cabin is nestled in a quiet community surrounded by nature and the most spectacular sunsets. Well positioned with close proximity to markets, restaurants, waterfalls and hiking trails. Lakes, boating, fishing, white water rafting, canoeing, stand-up paddle boarding, biking, off-roading and so much more! Dining Room Wood dining room table comfortably sits 7 while steps away from the kitchen, it still allows you to interact with everyone hanging out in the living room. Kitchen Fully equipped kitchen with electric stove top, microwave, dish washer, Keurig, Mr. Coffee and so much more! And while you are whipping up your favorite meal, make sure to keep an eye on the window as the deer will often hang out a few feet away. Living Room The living rom is the hub of this cabin. A large, leather sectional will accommodate everyone comfortably while you enjoy the fireplace, large tv, record player and spectacular views of the Blue Ridge Mountains! Loft Bedroom King sized bed with the most comfortable mattress will make it difficult for you to leave the bed in the morning (or in the afternoon!). Full bathroom will be steps away. Comfy slippers and lush towels provided for our guests to feel pampered. Full closet and dresser are included as well as a bench to place your bags. Nightstands will be on either side of the bed and have a power strips to plug in your electronics and lamps. This is my favorite bedroom in the house. It truly delivers the cabin experience. Main Floor Bedroom This room also features a king size bed with a full size bathroom. It is on the main floor and will not require any steps to access it other than the 3 steps to enter the house. This room features a closet and a dresser. Nightstands will be on either side of the bed and have a power strips to plug in your electronics. Downstairs Bedroom This is where the kids hang out! Two bunkbeds (full below, twin above) are what childhood cabin memories are made of. Full bathroom attached, dresser included and luggage caddy available. Downstairs Family Room This room is the kids hangout area (can also be for the big kids!). TV, fireplace and board games are all adjacent to the downstairs bedroom. The fireplace DOES NOT heat up the cabin and is decorative. The cabin uses the HVAC heating system, so please use that. Pool Room The pool table is in the garage. Stools are available for those that want to hang out, beautiful mural of the mountain range and feature wall with "This Must Be The Place" light up sign. Front Porch This is the best spot in the house. Here you will sit in one of the chairs or rocking chairs and have long range views of the Blue Ridge Mountains, see the deer, the sunset, the sunrise, mockingbirds and so much more. Side Porch This porch has 2 eggs chairs facing the long range views right next the outdoor table with 8 chairs that recline for total comfort. Barbeque gas grill is waiting for you to show off your master chef skills. Back Porch The back porch is covered for an insect free, secluded space with 2 rocking chairs for true porch living. You will be completely surrounded by nature as you enjoy this space. Firepit Area This space is the perfect area to make smores, catch the sunset while enjoying your favorite beverage and making memories.

**HOUSE RULES & GUEST RENTAL AGREEMENT** Hi! We’re your welcoming hosts and can’t wait to host you. We created the following rules and guidelines to ensure a smooth and enjoyable experience for everyone. --- **PRE-ARRIVAL CHECK-IN (Happy Guest Platform)** This property requires completion of a brief pre-arrival check-in through a secure third-party platform called **Happy Guest**. This includes: - Agreement to the Guest Rental Agreement - Selection of a damage protection option (waiver or deposit if applicable) Arrival instructions will only be provided once the pre-arrival check-in is completed. Happy Guest is a simple, web-based platform that requires no app download and takes just a few minutes to complete. --- **1. MAXIMUM OCCUPANCY** Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund. **2. NO SMOKING OR VAPING INDOORS** A $500 fee applies for indoor smoking or vaping. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs. **3. PET POLICY** Pets must be pre-approved and disclosed in advance. An Animal Addendum is required for all pets, emotional support animals, and service animals. Unauthorized animals may result in eviction and fees. **4. DAMAGE POLICY** Guests must choose between a refundable deposit or a non-refundable damage waiver. Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning. **5. CLEANLINESS** Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival. **6. NOISE & QUIET HOURS** Quiet hours are from 10 PM to 9 AM. Excessive noise or neighbor complaints may lead to eviction. **7. PARKING** Parking instructions and capacity are listed in the property description. Unauthorized parking or exceeding the limit may result in fines or towing. **8. LOCK OUTS / KEYS** Keyless codes are active during your stay. Lost keys or lockouts may incur up to a $150 fee. **9. LINENS & SUPPLIES** Please refer to the listing for what is provided. Only flush septic-safe toilet paper. Plumbing damage due to misuse will be charged to the guest. **10. ISSUES OR COMPLAINTS** All issues must be reported immediately and within 24 hours of arrival. Guests must allow the host an opportunity to resolve any problems before requesting outside intervention or refunds. **11. REHOUSING & REFUNDS** No refunds or reimbursement will be offered if a guest chooses to vacate the property early or declines offered solutions. **12. CANCELLATION POLICY** Our cancellation policy applies regardless of reason. Guests are strongly encouraged to purchase travel insurance. **13. SUBLETTING / THIRD PARTIES** No subletting or third-party bookings allowed without prior written approval. **14. CAMERAS & TECH** There are no indoor cameras. Outdoor cameras, smart locks, and safety devices may be present and must not be tampered with. **15. SECURITY** Guests must secure the home when not present. Entry codes must not be shared with individuals outside the booking party. **16. ENTRY DURING STAY** Host or agent may access the property with proper notice. Light cleaning may be scheduled for extended stays. **17. INTERNET USE** Illegal or abusive internet use is prohibited. Guest assumes all responsibility for online activity and must secure their own devices. **18. FALSIFIED RESERVATIONS** Providing false information (age, party size, purpose of stay) will result in eviction and loss of payment. **19. EXCEPTIONS IN WRITING ONLY** Any exceptions must be pre-approved in writing by the host. **20. WEATHER / FORCE MAJEURE** Extreme weather or acts of God do not warrant refunds. If travel is affected, contact your insurance provider. **21. TEMPORARY LODGING ONLY** This agreement does not create a permanent residency. It is a temporary rental only. **22. EVENTS POLICY** No parties, gatherings, or events without written host approval. Unauthorized events may incur up to $1,500 in fines. **23. SIGHT UNSEEN** By booking, you acknowledge viewing the listing and understand variations in guest experience may occur. **24. PAYMENT PLATFORM USE** All funds are processed through the booking platform unless otherwise agreed. **25. HOUSE RULES AGREEMENT** Guest agrees to all instructions and house rules provided before or during their stay. **26. COMMERCIAL USE / FILMING** No commercial photography or events are allowed without written consent. **27. PROHIBITED ITEMS** No fireworks, confetti, glitter, or piñatas allowed. No tape or adhesives on walls. **28. CHILD SAFETY** Guests are responsible for child safety. The home is not childproofed. **29. MINIMUM AGE** Primary guest must be at least 18 years old and present for the duration of the stay. **30. INDEMNITY CLAUSE** Guest agrees to hold the Host harmless for any injury, illness, theft, or loss sustained during the stay. **31. USE OF POOL, HOT TUB, WATERCRAFT, AND RECREATIONAL AMENITIES & LIABILITY WAIVER** Guest acknowledges that the property may offer amenities such as pools, hot tubs, kayaks, paddleboards, pedal boats, bicycles, hammocks, fire pits, lake access, and play structures. Use of these amenities is at the guest’s own risk. - No lifeguard is on duty. - Children must be supervised. - Life jackets are required for watercraft. - No glass, food, or soaps near water amenities. - Hot tub/pool use is prohibited within 1 hour of chemical treatment. - Guest is liable for all damage or misuse. - Guest releases and indemnifies the host from all claims, including injury, illness, or death. - Amenities may be removed or closed without notice due to weather or maintenance. No refunds will be given for amenity unavailability. - Guest is responsible for any lost, damaged, or stolen equipment, including GPS-tracked amenities. - Guest agrees to pay for all medical care or emergency services required during their stay. - Guest indemnifies Host from third-party claims resulting from injury, damage, or misuse of amenities. - This waiver supersedes any prior understanding and applies regardless of negligence by the Host or their agents. By completing the pre-arrival check-in, the Guest agrees to all terms of this agreement and the use of the property as described.

STAIRS There are multiple stairs in the property as this is a 3 story cabin. The main floor has a bedroom, kitchen, dining room, bathroom and living room for convenience. HOT TUB Exciting Update: New Hot Tub at the property! PETS We allow up to 3 dogs for $90 per pet per stay. At the moment of booking, if you add you bring pets, Airbnb will add the first charge to the booking total, and we will request any additional ones. If you want to bring more than 3 dogs, please send us an inquiry, and we will approve on a case-to-case basis. DISCOUNTS We run last minute bookings, midweek specials and long stay discounts. GUEST RENTAL AGREEMENT, SECURITY HOLD (Which is not a security deposit and is allowable on Airbnb), & ID VERIFICATION REQUIRED Hi! We are your welcoming hosts and we look forward to hosting you. Everyone waves hello to fellow residents and guests and are always willing to lend a hand or recommendations on eateries and the local sights. It is situated in the Chattahoochee National Forest and the Blue Ridge Mountains, making it a natural wonderland with lakes Nottely and Winfield Scott nearby. The Appalachian Trail also passes through Blairsville.

We absolutely loved our stay at this cabin. The cabin itself is beautiful, the view is truly amazing, and it has everything you could possibly need for a comfortable stay. You can tell a lot of care was put into making sure guests feel at home. We had a wonderful experience and would definitely come back again. Highly recommend!

This place was absolutely amazing! The cabin was beautifully decorated and felt cozy, clean, and well thought out. You can tell a lot of care went into making it feel special. The host was extremely responsive and always replied within minutes, which made the stay smooth and stress-free. There were also plenty of things to do inside, so we stayed entertained the entire time. Overall, it was a perfect getaway and I would 100% stay here again and recommend it to others.

This place was nothing short of spectacular. Hands down the best Airbnb we’ve ever stayed in. We traveled with 5 adults, a 10-month-old infant, and a 4-year-old, and from the moment we walked in, we were saying “wow.” The home was immaculately clean. Every detail was thoughtful and intentional. The decor was beautiful and cozy, perfectly suited for a mountain stay, with just the right touch of Christmas that made it feel warm and special without being overdone. The layout was absolutely perfect for our group. We had three family units, and each family having their own floor made the stay comfortable, private, and easy—especially with kids and different sleep schedules. The views were breathtaking, and the outdoor spaces (deck, hot tub, fire pit) were pristine and clearly very well maintained. Comfort-wise, they nailed it. Was enjoying ourselves here so much we extended our stay by a day. Sitting on sofa with the indoor fireplace on, being able to look out the window right next to it and seeing mountains, highlight of my trip! Egg chairs, pool table, screened porch, jacuzzi and firepit - loved it all! Great communication from host. Felt comfortable and safe at their home. If I ever find myself back in the area, I would definitely book another stay.

It was a really nice and peaceful stay. Beautiful scenery and cabin. House was nicely furnished and had everything you needed. Owner was really responsive and respectful. Highly recommend stay.

The cabin is an quick and easy 4 minute drive up into the community with paved roads leading the way. You do not need a 4-wheel drive vehicle to reach Sunsets On The Ridge. Parking is available in the front of the house where 2 vehicles fit comfortably side by side and additional parking is available in front of the garage to accommodate all parking needs.
