Welcome to your fun, cozy, and family-friendly retreat—a home designed for comfort, convenience, and memory-making for guests of all ages. From multiple play areas to fully stocked essentials for children and adults, this space offers everything you need for an effortless San Diego stay. Private Outdoor Retreat Step outside to your fully enclosed outdoor space to let the little ones run free, complete with mini putting green, cornhole and outdoor games, as well as two seating and dining areas with cozy string lights. Game Room / Garage Fun The game room features a ping pong table, large connect-4 game, multiple indoor board games and children’s toys and books (located in the rattan furniture), as well as beach items (chairs, umbrella, cooler, toys located in the grey storage box). A portable 11ft pickleball net/paddles/balls is also stored in the game room and can be used in the driveway (when no cars are parked – please note an active alley is next the driveway/pickle ball area and this area is not fenced in to allow for you to park, so children must be supervised at all times and care must be taken when playing, use the driveway space at your own risk and discretion). Living & Dining Spaces Enjoy a warm and inviting living room featuring a large comfortable couch, a mini pool/hockey/curling game, foosball, and plenty of room to play with the board games. A large smart TV, 6-guest dining table, bar stool seating, and a children’s play table with seats make this the perfect hub for relaxation and family fun. Two high chairs are included in the home to make mealtimes effortless for families. Fully Equipped Chef’s Kitchen Cook with ease in the full kitchen equipped with an extra-large countertop, gas stove, modern full-size appliances, including a dishwasher. Families with little ones will love the toddler-friendly plates, cups, bowls, utensils and bib thoughtfully provided for convenience. Master Bedroom With Crib and Desk Relax in a comfortable queen bed with pillows of various thicknesses for personalized comfort. A ready to go full-size crib, as well as an additional pack and play are featured for families. For those needing to work remotely, a dedicated workspace allows for a quiet and private area, while a large smart TV adds entertainment for winding down after a fun day. A large closet allows for clothes storage and is also where you can find the pack and play, high chairs, baby changing pad, children’s bathtubs and toys, as well as stand up fan (ceiling fan and AC are also present). Second Bedroom A playful and functional layout with a double bed on top and a single pull-out bed underneath—perfect for kids or additional guests. Extra pillows and a duvet for the single bed are stored in the closet. Kids will love the adorable tent play area in this room. Third Bedroom A peaceful retreat with a queen bed, large smart TV, and a spacious closet for easy storage. Bathroom The full bathroom includes a vanity with a hair dryer, a full bath/shower combo, and complimentary shampoo, conditioner, and body wash. A toddler and baby bath along with bath toys are available and usually stored in the main bedroom closet. Extra bath towels and all beach towels for all guests are conveniently stored in the nearby linen closet. In-Home Laundry A full-size washer and dryer (detergent provided) are located in the game room/garage for guest use. Parking & Access This home is one of two located on the property and is the home in the back, which offers ultimate peace and privacy. No areas are shared between the two homes including none of the outdoor spaces or parking, so all the areas featured are for your exclusive use. See google map image depicting property layout and access under "additional photos". There are two flexible and convenient parking and access options: - We recommend you arrive from the alley (called Alexia Pl on google maps) access to be able to park in the private 2-tandem car driveway for direct access to the home, which is also easier when unloading luggage. Go through the locked wooden gate (access code will be provided prior to check in) to enter your fully-gated outdoor space and to the side of the house to access the entrance door (doorbell camera present) with the convenient elock allowing flexible check in any time after 4pm. (Of note, taking the alley from 35th St allows for the easiest parking direction into the driveway) - There is also walkway access from the main street (Collier Ave) through the locked wooden gate (same access code as the back) to the right of the separate front home. The path takes you to your unit (you will find garbage and recycling bins along the way) and to the outdoor area and home entrance. Free street parking is available. Please note there is an additional guest fee for the 5th and 6th guest. Please ensure you have the correct number of guests when booking your stay to ensure there are no additional fees applied for undisclosed guests after check in, thanks for your understanding.

**HOUSE RULES & GUEST RENTAL AGREEMENT** Hi! We’re your welcoming hosts and can’t wait to host you. We created the following rules and guidelines to ensure a smooth and enjoyable experience for everyone. --- **1. MAXIMUM OCCUPANCY** Guest must accurately disclose the number of adults, children, and pets in the booking. This number applies to both overnight and daytime visitors. Unauthorized over-occupancy may result in eviction without refund. **2. NO SMOKING, VAPING OR MARIJUANA INDOORS** A $500 fee applies for indoor smoking, vaping or marijuana smoking. Outdoor smoking is permitted only with windows and doors closed. Guest is liable for odor or residue removal costs. No drugs are allowed on the property. **3. PET POLICY** No pets are allowed at this time unless agreed to with the host during booking. Unauthorized animals may result in eviction and fees. **4. DAMAGE POLICY** Guests are responsible for any unreported or excessive damage, missing items, or extra cleaning. **5. CLEANLINESS** Guests are expected to maintain the home in a respectful condition and report any cleanliness issues within 24 hours of arrival. **6. NOISE & QUIET HOURS** Quiet hours are from 10 PM to 9 AM. Excessive noise or neighbor complaints may lead to eviction. NO PARTIES OR LOUD MUSIC AT ANY TIME. **7. PARKING** Parking instructions, locations and capacity are listed in the property description. Unauthorized parking or exceeding the limit may result in fines or towing. **8. LOCK OUTS / KEYS** Keyless codes are active during your stay. Lost keys or lockouts may incur up to a $150 fee. **9. LINENS & SUPPLIES** Please refer to the listing for what is provided. Only flush septic-safe toilet paper. Plumbing damage due to misuse will be charged to the guest. **10. ISSUES OR COMPLAINTS** All issues must be reported immediately and within 24 hours of arrival. Guests must allow the host an opportunity to resolve any problems before requesting outside intervention or refunds. **11. REHOUSING & REFUNDS** No refunds or reimbursement will be offered if a guest chooses to vacate the property early or declines offered solutions. **12. CANCELLATION POLICY** Our cancellation policy applies regardless of reason. Guests are strongly encouraged to purchase travel insurance. **13. SUBLETTING / THIRD PARTIES** No subletting or third-party bookings allowed without prior written approval. **14. CAMERAS & TECH** There are no indoor cameras. Outdoor cameras, smart locks, and safety devices may be present and must not be tampered with. **15. SECURITY** Guests must secure the home when not present. Entry codes must not be shared with individuals outside the booking party. **16. ENTRY DURING STAY** Host or agent may access the property with proper notice. Light cleaning may be scheduled for extended stays. **17. INTERNET USE** Illegal or abusive internet use is prohibited. Guest assumes all responsibility for online activity and must secure their own devices. **18. FALSIFIED RESERVATIONS** Providing false information (age, party size, purpose of stay) will result in eviction and loss of payment. **19. EXCEPTIONS IN WRITING ONLY** Any exceptions must be pre-approved in writing by the host. **20. WEATHER / FORCE MAJEURE** Extreme weather or acts of God do not warrant refunds. If travel is affected, contact your insurance provider. **21. TEMPORARY LODGING ONLY** This agreement does not create a permanent residency. It is a temporary rental only. **22. EVENTS POLICY** No parties, gatherings, or events without written host approval. Unauthorized events may incur up to $1,500 in fines. **23. SIGHT UNSEEN** By booking, you acknowledge viewing the listing and understand variations in guest experience may occur. **24. PAYMENT PLATFORM USE** All funds are processed through the booking platform unless otherwise agreed. **25. HOUSE RULES AGREEMENT** Guest agrees to all instructions and house rules provided before or during their stay. **26. COMMERCIAL USE / FILMING** No commercial photography or events are allowed without written consent. **27. PROHIBITED ITEMS** No fireworks, confetti, glitter, or piñatas allowed. No tape or adhesives on walls. **28. CHILD SAFETY** Guests are responsible for child safety. The home is not childproofed. Use of outdoor games and pickleball/carport area next to the active alley is at the risk and discretion of the parents/adults in the party and children must be supervised at all times. **29. MINIMUM AGE** Primary guest must be at least 18 years old and present for the duration of the stay. **30. INDEMNITY CLAUSE** Guest agrees to hold the Host harmless for any injury, illness, theft, or loss sustained during the stay. **31. USE OF POOL, HOT TUB, WATERCRAFT, AND RECREATIONAL AMENITIES & LIABILITY WAIVER** Guest acknowledges that the property may offer amenities such as pools, hot tubs, kayaks, paddleboards, pedal boats, bicycles, hammocks, fire pits, lake access, carport access for pickleball game and play structures. Use of these amenities is at the guest’s own risk. - Children must be supervised. - Guest is liable for all damage or misuse. - Guest releases and indemnifies the host from all claims, including injury, illness, or death. - Amenities may be removed or closed without notice due to weather or maintenance. No refunds will be given for amenity unavailability. - Guest is responsible for any lost, damaged, or stolen equipment - Beach items (umbrella, chairs, toys, cooler) must be returned and stored in the backyard storage area after use. Lost items will incur fee for replacement. - Guest agrees to pay for all medical care or emergency services required during their stay. - Guest indemnifies Host from third-party claims resulting from injury, damage, or misuse of amenities. - This waiver supersedes any prior understanding and applies regardless of negligence by the Host or their agents. By making a reservation and booking this home, the Guest agrees to all terms of this agreement and the use of the property as described.

Other Details to Note

Unit access: The elock, with your own personal code, will allow you access anytime after the allowed check in, without having to coordinate keys with us, for maximum flexibility and privacy. The access code to the outdoor gates will also be provided to you prior to check in. Please keep these gates closed/locked at all times. To operate these, put in the code on the black box, pull the black box down towards you which opens the latch on the other side, open the door, close the black box+scramble the code, close the gate and ensure the latch stays down.
