Good to know
On the first level of the townhome, there is an efficient living space with a classic large roundtable perfect to gather around for a meal, watch a program on the TV, or get some work done on your laptop. The kitchen is fully equipped for you to stay home and cook a meal in. In the first floor bathroom you can also take advantage of laundry facilities - we provide detergent. Just down the stairs from the living area, you can enjoy a cozy TV den with a comfortable sectional couch, perfect for an afternoon nap. The downstairs bedroom includes a queen bed and an en suite bathroom, with towels and basic amenities provided. There's also a beautiful private and secluded raised patio for you to relax in the sun when you're not enjoying the sites of the city. We love grilling in the summer and enjoying this sun-splashed space, relaxing with a glass of wine in hand :)
House Rules
Hi! We are your welcoming hosts and we look forward to hosting you. We created the following set of rules and guidelines to make both your guest and our hosting experience a great one! –Guest Expectations– You are required to have a working phone number to avoid the reservation from being canceled. You agree that you are booking in goodwill with your host and that you will not attempt to damage your host's business because you are unhappy with the ruling by the platform or the host if you experience anything dissatisfying in regards to your stay or if you lose resolution. Please don’t wear shoes in the house. –Occupancy– You must accurately disclose how many adults and children will occupy said leased premises in your booking through the online platform. If you plan to have visitors exceeding the maximum number already allowed, it may be allowed between 10 am and 10 pm. Please communicate with us. –Check-In– This is a self-check-in property. Please reach out if you have any questions, but do not reach out to neighbors. For early check-in, send an inquiry. –Check Out– You must be fully checked out from the property by the advertised time on the listing unless authorized otherwise. Failing to check out at the scheduled time will result in additional charges incurred, including extra time invoiced by our cleaning staff, as well as any compensation to incoming guests if their check-in time is impacted due to your failure to depart on time. –Smoking– NO SMOKING or Vaping of any kind will take place inside the property. Violation of this will result in a $500 charge. If you smoke outside, please make sure to clean butts and ashes. –Drugs– Illegal drugs are not allowed in the property and may result in removal of the property, and involving the authorities if necessary. –Firearms– According to Airbnb article 1529 regarding Rules concerning weapons, guests bringing a firearm should disclose it to hosts. –Party / Celebration– Parties are strictly prohibited and there is a $1,000 fine, in addition to the expenses incurred to additional cleaning or items broken/missing. You’ll also be required to vacate the premises immediately. Glitter, confetti, fireworks, and Pinatas are prohibited both inside and outside the unit. Fireworks of any kind are strictly prohibited on the property. Failure to comply will result in a $1000 fine. –Quiet Hours– Quiet hours are 10 pm-10 am. You will receive one warning if we are notified of excessive noise, then will be fined $50 and/or asked to leave the property without a refund if we must warn you again. –Monitoring Devices– Monitoring of the unit is for both your and our safety. We may use decibel sensors, ring doorbells, and smart sensors to detect tobacco and/or marijuana. Tampering, disabling, or destroying monitoring devices will be fined $100, the cost of the device if damaged, and/or asked to leave immediately without a refund. –Maintenance– We handle maintenance issues as quickly as we can. In many cases, we have a short window of time since we are notified of an issue and your arrival time. If we need to access the premises to take care of any issues we will notify you as soon as we can. A $500 charge will apply if maintenance is denied entry to fix an urgent issue. Lawn Mowing, pest control, or other scheduled routine controls may happen during your stay. We will notify you in advance. –Cancellations– The cancellation policy is available for you before confirming the reservation. Once the reservation has been confirmed, it is assumed you acknowledge the cancellation policy. We recommend you purchase travel insurance to cover any losses due to cancellations. Change of dates follows the cancelation policy. –Failing to comply House rule violations are grounds for immediate termination of the reservation without a refund We assess the cost of losing the next guest's reservation if this is the result of a house rule violation. –Pet Policy– Pets are not allowed on this property. Undisclosed pets will be charged a $500 fee. -Amenities/Appliances- In the event that any amenity or appliance is not functioning before your arrival, we will make every effort to notify you immediately and resolve the issue as soon as possible. If you decide to stay despite any issues, please be aware that you are accepting the amenities provided during your stay.

PETS We allow up to 3 dogs for $90 per pet per stay. At the moment of booking, if you add you bring pets, Airbnb will add the first charge to the booking total, and we will request any additional ones. If you want to bring more than 3 dogs, please send us an inquiry, and we will approve on a case-to-case basis. GUEST RENTAL AGREEMENT, SECURITY HOLD (Which is not a security deposit and is allowable on Airbnb), & ID VERIFICATION REQUIRED Hi! We are your welcoming hosts and we look forward to hosting you. This place is extraordinary and does require guests to complete a Guest Rental Agreement, ID verification, and Security Hold (which is not a security deposit and is allowable on Airbnb) in order to receive Arrival Instructions. Details of the Guest Rental Agreement can be found in the House Rules. Short Term Rental Operator License, STR-OPLI-19-001315 CANCELATION POLICY: The cancelation policy, and how it will apply to your trip, will be clearly shown in the page “Confirm and Pay” prior to completing your reservation. We highly suggest you read the cancelation policy, which applies for both cancelations, and change of dates. In that same page you’ll have the option to add trip insurance, which we always recommend!

Neighborhood
The Central District is a fantastic area to stay in when visiting Seattle! We love getting Ethiopian Food at one of the many restaurants on Cherry Street, catching an independent movie at Central Cinema, or grabbing a cold beer at Chuck's Hop Shop, an old gas station turned family-friendly neighborhood meet-up spot with a popular outdoor patio. This neighborhood has plenty for you to explore nearby but is also well situated to get you downtown and to other popular Seattle spots on public transportation, in an Uber, or on a bike.

You can access the entire home with one bedroom and two bathrooms. There is also a private back deck and patio underneath the deck with a small side yard.

This neighborhood has plenty for you to explore nearby but is also well situated to get you downtown and to other popular Seattle spots on public transportation, in an Uber, or on a bike. There is a reserved parking spot for visitors with a car. The 3 and 4 bus lines pick-up right outside of the townhouse on 25th Avenue and Cherry and will take you downtown in less than 10 minutes. It's just a casual 30 minute walk to Capitol Hill to the West and a 20 minute walk to the waterfront neighborhood of Madrona to the East. Of course, you can also use one of the bikeshare programs to get around quicker! Limebikes are everywhere in the neighborhood and we recommend you see the city this way, utilizing the miles of protected bike lanes on Seattle streets.
