Living Area: Bright open-concept space with large windows, smart TV, fast Wi-Fi, and plenty of seating for the whole group. Kitchen & Dining: Fully stocked kitchen with stainless-steel appliances, coffee maker (regular + single-serve), dishwasher, and all the cookware you need. Dining table seats six, plus four at the breakfast bar. Bedrooms & Baths: Three king bedrooms with premium linens and blackout curtains, plus a twin bunk nook perfect for kids. Two full bathrooms (one en-suite, one shared) and a half bath off the living room. Outdoor Living: Private deck with lounge seating, BBQ grill, and direct walk-over access to the sand. Enjoy sunrise coffee or sunset cocktails with uninterrupted Gulf views. Extras: Washer/dryer, central AC, whole-home water filtration + reverse osmosis system, and a dehumidifier for year-round comfort.

QUIET HOURS Quiet hours are 10 PM–8 AM. Please respect our neighbors and keep noise to a minimum during this time.

WATER QUALITY Our entire town relies on well water, which tends to be very hard. We have equipped the home with a whole-home water filtration system and a reverse osmosis system under the sink. Despite these measures, you might occasionally notice a slight smell or color in the water. We recommend bringing bottled water and ice for your convenience. DEHUMIDIFIER Given our beachfront location, we have installed a dehumidifier to enhance your comfort. We suggest keeping it on and set to "auto" mode throughout your stay. HOUSE ACCESS Please note that the house is elevated on tall stilts, requiring stairs for access. On particularly windy days, the wind may be more noticeable. PETS We allow up to 3 dogs, 50 lb each, for $90 per dog per stay. At the moment of booking, if you add your pets, the fee for each pet is included in your reservation total. For more than 3 dogs, a dog over 50 lb, or any other type of animal, please send us an inquiry before booking and we'll approve on a case-by-case basis. DISCOUNTS We run last-minute bookings, midweek specials, and long-stay discounts. WATER Water is not safe to drink. GUEST RENTAL AGREEMENT, SECURITY HOLD (Which is not a security deposit and is allowable on Airbnb), & ID VERIFICATION REQUIRED Hi! We are your welcoming hosts and we look forward to hosting you. This place is extraordinary and does require guests to complete a Guest Rental Agreement, ID verification, and Security Hold (which is not a security deposit and is allowable on Airbnb) in order to receive Arrival Instructions.
